The purpose Village of Itasca Zoning Ordinance is to promote and protect public health, safety, morals, comfort, and general welfare of the people. The Zoning Ordinance establishes standards and regulations for the development of land within the Village. From time to time, the Ordinance is amended due to various reasons. Recent amendments that are not yet codified in the zoning ordinance can be viewed below.
The Zoning Code is available online here. Ordinances that have been approved but not yet been incorporated into the code, can be found below. Once a ordinance has been incorporated, it will no longer appear in this section.
Relief from the Itasca Zoning Ordinance may be sought by residents, businesses, and/or property owners. Section 14 of the Zoning Ordinance covers each type of relief and should be referenced prior to seeking any variance, special use, planned development, amendment, or site plan review.
To assist those seeking relief, the Village has prepared packets and forms for many of the types of relief:
Petition for Variance (PDF) - a variance must be obtained prior if a use or development does not conform to the requirements of the Zoning Ordinance.
Petition for Special Use (PDF) - a special use is a use which, because of its unique characteristics, cannot be property classified as a Permitted Use in a particular district. For uses that are not a listed permitted use in the district, a Special Use Permit must be acquired prior to that use locating in the district.
